WHAT LANDLORDS NEED TO KNOW ABOUT UPDATED CARBON MONOXIDE ALARM REGULATIONS

Life safety manufacturer, Kidde Safety Europe, is encouraging landlords to familiarise themselves with updates to the Smoke and Carbon Monoxide (CO) Alarm (England) Regulations 2015 and begin implementing them as part of a best practice approach for building occupant safety. The changes will require CO alarms to be installed in all social or private rental properties with a fixed combustion appliance. The amendments to the Smoke and Carbon Monoxide Alarm (England) Regulations 2015 are scheduled to take effect 1st October 2022 and will legally require social and private landlords to ensure a CO alarm is installed in any room that contains a fixed combustion appliance of any type. This includes boilers, water heaters, fires and cookers (excluding gas cookers). The updated regulations will be incorporated into Approved Document J of the Building Regulations, and this will include more detail on installation siting and relevant standards. Under the new regulations, private and social sector landlords will be expected to repair or replace alarms once they have been informed of any faults.
